Pre-approval vs. pre-qualification
One is a guess. The other holds a rate and tells a seller you are real. What the difference means the day you write an offer.
Both phrases get thrown around as though they mean the same thing. They do not, and in a competitive offer situation the difference is the whole ballgame.
Pre-qualification is a conversation
You tell someone your income, your debts, and your down payment. They run the ratios and give you a number. Nothing is verified, nothing is submitted, no credit is pulled. It takes ten minutes and it is genuinely useful — for setting a search range and for finding problems early.
What it is not is a commitment from anybody.
Pre-approval is underwriting
You submit real documents. Your credit is pulled. A lender reviews the file and commits to a mortgage amount and a rate, subject to the property. That commitment includes a rate hold — typically 90 to 120 days — that protects you if rates rise while you shop, and follows the market down if they fall.
What a pre-approval still does not guarantee
It covers you, not the house. Final approval always remains subject to the lender's review of the specific property, an acceptable appraisal, and your circumstances being unchanged at closing. A pre-approval on a condo in a building with litigation or a low reserve fund can still be declined.
Why it matters the day you write an offer
- Your financing condition can be shorter, which makes your offer more competitive.
- Your agent can tell the listing agent your financing is underwritten — that carries weight in a multiple-offer situation.
- You know your true ceiling before you emotionally commit to a house above it.
- Any problem in your file surfaces now, when there is time to fix it, instead of five days before possession.
