Insured, insurable, uninsured — what?

Less than 20% down means a default-insured mortgage: a premium is added to your loan, but the rate is usually the lowest available. Twenty percent or more down avoids the premium and often carries a slightly higher rate. Refinances are always uninsured. I'll show you the total cost of each, not just the rate.
