What does working with you cost me?

On most residential mortgages, nothing — the lender pays my commission when your mortgage funds. If a file ever needs a lender who doesn't, I tell you the fee in writing before we start.

Will shopping around hurt my credit score?

No — that's the point of a broker. I pull your credit once and shop that single report to many lenders. Walking into five banks yourself means five separate pulls.

How much down payment do I actually need?

5% of the first $500,000 and 10% of the portion up to $1.5M; 20% above that or for most rental properties. Savings, gifted funds, RRSP Home Buyers' Plan and FHSA all count.

What's the difference between pre-qualified and pre-approved?

Pre-qualification is an estimate from numbers you state. Pre-approval means a lender has reviewed your documents and credit, and holds a rate for 90–120 days — that's the one you shop with.

My renewal is coming up. When should I start?

About six months before maturity — that's how long a rate can be held. Switching lenders at renewal is usually straightforward, and on standard files the new lender covers the transfer costs.

I'm self-employed. Can I still qualify?

Yes. Most lenders want two years of self-employment history, and some read business income far more generously than others. Stated-income and bank-statement programs exist for the rest.
